Gladstone-Bonnie Cove Residences

The Olson Company is proposing a residential development at the northwest corner of Gladstone Street and Bonnie Cove Avenue (show map).  The application includes a General Plan Amendment, Zone Change, Development Plan Review, Lot Line Adjustment, and Tentative Tract Map.

Planning Commission Public Hearing

The Planning Commission held a public hearing to consider the proposed project on March 19, 2013.  The Planning Commission voted to the continue the hearing to April 2, and the hearing has been further continued to May 7, 2013.  The May 7 hearing will be held at 7:00 p.m. in the City Council Chambers at City Hall, 116 E. Foothill Boulevard.

The City Council will also hold a public hearing to consider the project at a later date to be determined.

Project Description

The Olson Company has applied to change the zoning and General Plan land use designations for four parcels to allow for multiple family residential development, and to develop one of the parcels with 23 detached condominium units.  The map below shows the four affected parcels and their current zoning designations.

The following summarizes the proposed changes to each parcel as numbered in the above map.

Parcel 1: Change zoning from Medical Services to multiple-family residential with Planned Development overlay; change General Plan land use designation from Civic/Institutional to multiple-family residential; Development Plan Review and Tentative Tract Map for condominium subdivision and construction of 23 detached residential units

Parcel 2: Change zoning from Medical Services to multiple-family residential with Planned Development overlay; change General Plan land use designation from Civic/Institutional to multiple-family residential; skilled nursing facility to remain but would become nonconforming use; facility could not expand or change to a different type of facility; property could eventually develop in the future with up to 23 additional detached condominium units

Parcels 3 and 4: Change zoning from R-1 Single-Family and E-6 Estate to multiple-family residential with Planned Development overlay; change General Plan land use designation from Low/Medium Density Residential to multiple-family residential; two single family homes to remain, properties could eventually develop in the future with up to 7 additional detached condominium units
